文章摘要:共享经济理念在商业地产领域的渗透,造就了以工位出租、空间设计和社区构建为特征的共享办公空间(Coworking Spaces)在全球的崛起。本报告表明,“互联网+”时代技术创新、非标准劳动兴起和关系型生产的外部环境,加之政府推动、用户需求升级和城市中心商业地产去库存等内在动力,共同促成了共享办公行业的形成和发展。在过去的两年里,国内共享办公产业逐渐从粗放扩张走向深度整合和产业升级,但租赁成本持续上升、收益极端依赖租金、客户黏性不够、招商成本较高、运营人才缺乏、服务网络尚未形成等问题逐步显现,部分项目存在一定的政策风险,共享办公需要在中国的文化语境下进行模式重塑。展望未来,共享办公行业将呈现五大趋势,即越来越多的跨国公司将成为共享办公平台的客户,或者在其内部打造共享办公空间,共享办公将嵌入共享居住功能,并与其他行业跨界深度融合,共享办公行业也将日益走向标准化、精细化、分众化。

Abstract:The penetration of the shared economy concept in the commercial real estate sector has led to the global rise of Coworking Spaces featuring workstation rental,space design and community building. This report shows that the Internet + era technological innovation,the rise of non-standard labor and the external environment of relational production,coupled with the internal driving force of government promotion,user demand upgrading and urban center commercial real estate destocking,have contributed to the formation and development of the shared office industry.. In the past two years,the domestic shared office industry has gradually moved from extensive expansion to deep integration and industrial upgrading,but the rental cost continues to rise,the income is extremely dependent on rent,the customer is not sticky enough,the investment cost is high,the operation talent is lacking,and the service network has not yet Problems such as formation gradually emerged,some projects have certain policy risks,and shared office needs to be remodeled in the cultural context of China. Looking into the future,the shared office industry will present five major trends,that is,more and more multinational companies will become customers of shared office platforms,or create shared office space within them,shared office will be embedded in shared residential functions,and cross-border with other industries Deep integration,the shared office industry will also increasingly become standardized,refined,and differentiated.
