Abstract:the world’s major economies suffered from the impact of the epidemic in the first half of 2020，and their economy declined. However，China’s economy was the first to return to normal in the second quarter，due to the effective epidemic prevention mechanism. And its economy is expected to improve，driving the residents’ income expectation to be better. Guangzhou was weak in the first half of the year，and the recovery was accelerated in the second half of the year. With the relaxation of talent policy in the near suburbs，the conduction of land market heat，good industry and planning，high innovation in new housing supply and the increase of Dongguan-Shenzhen spillover customers，the Guangzhou housing market started an upward trend in 2020：the secondary real estate market picked up significantly，and the average price of stock houses rose. At the same time，Guangzhou’s real estate also face the following problems that the contradiction between supply and demand still exists，that the internal differentiation is obvious，and that the housing demand is over-blocked but not enough.
