文章摘要:近来商业地产投资火热,行业投资增速保持高位,商业物业的售价及租金价格涨幅比较显著。就短期而言,商业地产行业存在一定的泡沫隐忧,商业物业价格短期内将存在一定波动,租金收益率将高位走弱。从长期来看,商业地产未来发展的外部环境比较有利,行业中长期的增长具有支撑。但是也存在一些困扰行业发展的不利因素,融资渠道狭窄等问题短期内仍然无法有效解决。未来竞争加剧将考验企业的商业经营能力,行业分化在所难免,企业盈利模式也将发生变化。

Abstract:The boom of the commercial real estate keeps the investment growth of the whole industry in a high level. Both the rent and sale price of commercial property grow very fast. In the short term, there exists the concern of bubble in commercial real estate so that the price of commercial property will vary, and the rental yields will go down from a high level. On the other hand, the external environment for the development of commercial real estate is good enough to support the growth of the whole industry in the medium and long term. However, the industry still faces some problems such as squeezed funding channels, which cannot be addressed in a short run. In the future, each enterprise faces great pressure along with fierce competition. It is certain that the industry will split up and profit formula will be different.

易善策:2006年毕业于武汉大学经济学和法学专业,获得经济学和法学双学士学位。2011年毕业于武汉大学产业经济学专业,获得经济学博士学位。现就职于中国建银投资有限责任公司。研究经济增长理论与政策,关注中国经济改革与发展,曾参与国家社会科学基金重大招标项目等多项课题研究工作,目前已公开发表相关研究文章30余篇。
